THE QUESTION BEHIND EVERY VALUATION
Three Different Prices. One Important Decision.
An estate agent suggests one asking price. An online estimate suggests another. A nearby property sells for something else entirely. Which number should you rely on?
Price too high and you may struggle to attract the right buyers. Price too low and you could accept less than the market might have supported. The answer is not to pick the highest number. It is to understand the evidence.
Figures differ for ordinary reasons. Each starts from different information: which sales count as closest, how much weight size and condition get, and how recent the records are.

A PRICE IS ALSO A STRATEGY
The Right Asking Price Depends on What You Want to Achieve.
A quick sale, a balanced approach and an ambitious asking price are not the same decision. Your report explains the evidence and trade-offs behind three scenarios.

A higher pricing scenario that may require stronger buyer demand, exceptional presentation or more time.

How We Estimate Your Home's Value
A postcode average cannot know everything about your home. PMD brings together available property records, relevant transactions and the details you provide, then explains how those inputs affect the assessment.

- Given
- Told to us by you and not checked.
- Derived
- Calculated from records by a rule we state.
- Modelled
- Our own estimate, from data and assumptions.

Questions Worth Asking Before You Buy.
Why pay £29 when some valuation websites are free?
Free estimates can be a useful starting point. PMD is designed to explain the estimate evidence, relevant sales, assumptions, uncertainty and pricing choices in a more detailed report.
Will this tell me exactly what my property will sell for?
No. The final sale price depends on buyers, market conditions, property presentation and other factors. The report is an estimate, not a guarantee.
Is this a survey or formal mortgage valuation?
No. It does not replace a survey, lender valuation or a qualified professional's inspection where one is required.
What if my property has unusual features?
Tell us as much as you can. The report should show which details were taken into account and where uncertainty remains.
Is this a subscription?
No. The £29 report is a one-off purchase.
How does the estimate work?
We find the sales nearest to your home in place and size, restate older sales to today's prices with the official index, scale each close sale to your home's size where we know it, and adjust for what you tell us, within limits. We then set a likely range and a confidence reading. The report shows every adjustment with its reason.
Is it free?
Checking your address is free. We tell you whether we can build a report for it, and you pay £29 including VAT only if you go ahead after that. The estimate is in the report, so you see it after you pay.
Which homes do you cover?
Homes in England and Wales. If your address is outside that area, we tell you before you pay.
Will you pass my details to an estate agent?
Not because you bought a report. Buying a report is not permission for us to pass your details to an estate agent for marketing. If you choose a journey that shares them, we tell you who will receive them, and why, before anything is shared.
