Why we ask: Two homes of the same type can differ by a great deal in size, and size matters more to a home's price than anything else we can measure. We look for your energy certificate first. If we find none and you leave this blank, the report says so and its confidence is lower.

Why we ask: A lease, and the years left on it, can change what buyers pay. We do not price it, so if your home is leasehold the report lists the lease under what could make the figure wrong, with the Land Registry's record beside your answer.

Why we ask: It describes the home to a buyer. We check your answer against the energy certificate and show both if they differ.

Why we ask: A dated or worn kitchen or bathroom is a common reason for a lower offer. If you say one needs replacing, we add a refit to the work list at our standard figure. Change it to your own estimate or a quote: the report takes off the figure you leave, and shows it.

Why we ask: Tick the work the home needs. We take its cost off the estimate and show it. Our figures are standard ones: change any to your own estimate or a quote. If a figure you type looks far from typical, we say so, and we still use yours because you know the property.

Why we ask: Improvements can add to a home's appeal. If an answer moves the figure, the report shows how much and why.

Why we ask: A garage, a view, a large garden or a pool can add to the price. Each one you choose is shown in your report with its effect, and the total they can add is capped, so a long list cannot run the figure up.

Why we ask: A large plot can matter a lot to a buyer, but sold plot sizes are rare, so we add only a standard allowance and say so in your report.

Why we ask: These can change what buyers pay and what you can do to the home. We check the records as well, and show both if they differ.
