About Robert and Nicola

We built PMD because we needed it

We are Robert and Nicola Holmes-Chapman, the directors of The Ivybridge Collection, an estate agency in Norfolk and Suffolk. PMD is the system we wanted while we were selling people's homes. We could not find it, so we built it. Now other estate agents, and anyone buying or selling a home, can use it too.

What we needed

Selling a home well comes down to a handful of jobs. Each one was harder to do properly than it should have been.

  • The right price. The asking price is the most important decision in a sale. An online estimate gave us a number with no working behind it. We wanted to see the sales behind a figure, how old they were and how closely they matched the home, so we could judge it and explain it to a seller.
  • A home shown at its best. A well priced home still sells for less if it is presented badly. We wanted the evidence, the reports and the marketing to look as considered as the home itself.
  • News that goes out every week. Sellers expect their agent to be visible, with new homes, local news and market updates on social media week after week. Doing that by hand, for every town, does not last.
  • The market one place at a time. A county average says very little about one village or one street. We wanted to understand each postcode district on its own terms.
  • Feedback every week. A seller should hear from us every week about what has been done and what the market is doing, without having to ring and ask.

What we built

PMD is our answer to that list.

  • For the price: a report that shows the sold prices behind an estimate, with the working shown and a plain label on every figure, so you can see what is observed, what is given, what is derived and what is modelled.
  • For presentation: reports and local market pages laid out plainly, under your own agency name if you are an estate agent.
  • For news and social media: weekly local news and social posts, written and scheduled for you, so your agency stays visible every week.
  • For the local market: a page and five years of sales history for every district you cover.
  • For your sellers: Property Power-Up writes a weekly marketing plan and a vendor report for each listing, so every seller gets feedback every week.

Who we are

  • Robert Holmes-Chapman, director of The Ivybridge Collection

    Robert Holmes-Chapman

    Director, The Ivybridge Collection

Robert began in property in the early 2000s at Rightmove, working with high-value homes from Sevenoaks in Kent. He then held senior marketing and finance roles, and was chief executive of a humanitarian charity working in 13 countries, before returning to property to build an agency that brings that rigour to the sale of significant homes.

He leads on pricing, market positioning and buyer targeting, and carries out every viewing himself. PMD began as the way he wanted to get a price right and show his working.

  • Nicola Holmes-Chapman, director of The Ivybridge Collection

    Nicola Holmes-Chapman

    Director, The Ivybridge Collection

Nicola trained in visual merchandising and creative direction, including managing a fashion retail environment in London, where how a space was presented was tied directly to how well it sold. She has lived in Norfolk for more than fifteen years.

She works with owners to prepare each home before photography or film. PMD began as the way she wanted every report, page and post to look as considered as the home.

Together

We are the directors of The Ivybridge Collection, and the point of contact for every client from the first conversation to the day the keys change hands. Between us we have raised six children, and we treat every move with the care we would want for our own.

PMD is a trading name and service of The Ivybridge Collection Ltd, whose registered nature of business is real estate agencies.

What PMD is and is not

PMD gives you evidence and tools. A PMD report is an estimate from comparable sales, not a RICS or mortgage valuation, and not a survey. PMD does not promise leads or instructions.
