Why we estimate £390,000
Our estimate is £390,000, with a likely range of £340,000 to £440,000. These are the findings it rests on, then what a buyer is likely to say and the one thing we would do first.
What a buyer is likely to say

What could make this figure wrong
Our estimate is £390,000, with a likely range of £340,000 to £440,000. These are the things most likely to move it, biggest first, each with what it would do to the figure. Knowing the first two would tighten it most.
| What could be wrong | What it would do to the figure |
|---|---|
| The number of bedroomsThe figure assumes 3 bedrooms. One more or one fewer would move it by this much. | up to £30,000 lower |
| The cost of the work is an estimateThe figure takes off £15,000 for the work entered. Real quotes often differ: 20% either way is about this much. | £3,000 lower to £3,000 higher |
Facts that would tighten it
- How many bedrooms it has, counting only rooms that could be slept in
- A builder's quote for the work, or what was actually spent
An agent who has seen the property can settle these in minutes.
Our assessment
Our estimate for 14 Larkfield Close, Hartwell Green is £390,000, with a likely selling range of £340,000 to £440,000. It rests mainly on the 8 sales closest to your home in place and size: restated to today's prices with the official index and scaled to your 1,421 sq ft, they put a home like yours at about £400,722.
You described a bathroom refit, which the estimate takes £15,000 off for, and the state of the local market then adds 2.3%. If the work were done to the standard of comparable homes the estimate would be about £405,000. Only a builder's quote can settle what the work really costs.
Confidence is good (64 out of 100). 16 comparable sales support the figure and the floor area comes from the energy certificate. What would help most is a viewing: the estimate rests on records, not on what your home is like inside.

What your property is worth
Our estimate is where the evidence points today. The quick-sale and aspirational prices are not estimates: they are marketing choices set around it, and an agent may reasonably choose either, or neither, for reasons that have nothing to do with value. The likely selling range (£340,000 to £440,000) is where most sales of a home like yours would land.
About 8% under our estimate: priced below the comparable evidence so that it draws interest in the first weeks rather than after a reduction. The figure for a sale that must happen quickly.
Where the available sales evidence, property characteristics and current market conditions point today.
About 8% over our estimate: the most the comparable evidence could be asked to support. Needs excellent presentation and a buyer who wants this home in particular; above it the evidence runs out.
The estimate plus the £15,000 the engine takes off for the work you described, if that work were done to the standard of comparable homes.

How sure we are
Confidence 64/100 (good), a range of plus or minus 13% around the estimate. Why it is not higher, or lower:

Hesitation. Emotional drag is moderate given the anticipated updating scope.
What protects the value. Exceptional market scarcity anchors the lower ranges effectively. The updating requirement creates genuine financial upside for buyers willing to invest in the property's potential.
This is modelled from the facts you gave and the local evidence, not from a visit. Buyers of homes like this are likely to respond most to scarcity and first impression, and are most likely to question condition and energy. Overall the home sits around the middle of the local range.
The home would benefit from some updating, which buyers tend to price in, and the hesitation that causes is moderate. Where a buyer questions the price, the comparable sales are the answer, so have them to hand when you talk to agents.

Across 16 comparable sales the typical price is £412,057, from £336,108 to £644,354. That spread comes from differences in size and condition, which is why the estimate leans on the closest sales in size rather than on the average of all of them.

House prices over time
Prices follow the official UK House Price Index for Hartwell Vale (detached houses), published by HM Land Registry and the Office for National Statistics. The latest published month is July 2026. Prices for detached houses moved +1.0% over the last year and +7.0% since Q4 2021. We use the index to bring older sales up to the latest published prices.
Worked example. A sale on 23 June 2026 at £382,500 is multiplied by 1.002 (the index now divided by the index in the quarter it sold), which gives about £383,142 at the latest published prices.

Market conditions
Local conditions are scored from how quickly homes are selling, how much is for sale and recent price movement. The result adjusts the estimate within a limited band.
Listings at Hartwell Green from the area snapshot, including homes already sold subject to contract; days on the market from the listings we track across the postcode district. Homes of every type, not only ones like yours.
Close competing listings. Homes on the market now in JB4, of the same kind, with 2 to 4 bedrooms (yours has 3), asking £292,500 to £487,500 (within 25% of our estimate). Homes sold subject to contract are not counted, and size is not part of the match because the listings do not give a floor area. 12 homes of every kind are on the market in JB4; 7 are the same kind of home as this one.
The market around your home reads as a sellers' market, which adds 2.3% to the estimate. In Hartwell Green 14 homes are listed, 23% of them sold subject to contract, which is about 3.4 months of stock at the current rate of sales. Homes are taking 62 days on average to find a buyer.
Official prices for detached houses in Hartwell Vale moved +1% over the last year and +7% since Q4 2021, so older sales needed only a small adjustment to bring them up to today's prices.

Our suggested strategy
What the evidence in this report suggests in four situations. It is a reading of the data, not advice from someone who has seen the property; an agent who has will refine it.
If you need to sell within about three months
If you need a sale within about three months, the quick-sale price of £360,000 is the figure built for that. It sits 8% below our estimate so that it draws interest in the first weeks rather than after a reduction. One of the homes on the market in JB4 is a close competitor to yours, and there is about 3.4 months of stock at the current rate of sales.
If getting the best price matters more than speed
If getting the best price matters more than speed, £420,000 is the most the comparable evidence could be asked to support, 8% above our estimate of £390,000. It needs excellent presentation and a buyer who wants this home in particular. Above it the evidence runs out.
If you are thinking of improving it first
You described a bathroom refit, which the estimate takes £15,000 off for. Done to the standard of comparable homes, the estimate would be about £405,000. Whether that is worth doing before a sale depends on what the work really costs, which only a quote can tell you.
If you are staying put
If you are staying put, watch the official house price index for Hartwell Vale (+1% over the last year) and the homes for sale nearby that compete with yours. Your estimate will move with the first and your selling position with the second.

Choosing an estate agent
We do not rank estate agents. How many homes an agent has listed measures how busy it is, not how good it is, and no agent has paid to be mentioned here. When you speak to two or three, these are the things that decide how well your sale goes, and what to ask about each.
- Sales evidence. Which recent sales do they think are the closest to your home, and how would they adjust them for its size, condition and setting? They should be able to name sales of homes like yours, not quote an area average.
- Pricing accuracy. How close was their guide price to what their homes actually sold for, and how often did they have to reduce? An agent who flatters the price to win the instruction costs you time on the market.
- Presentation. How will your home be photographed, described and shown, and who will do the viewings?
- Buyer management. How will they find buyers for a home like yours, and how do they keep the serious ones interested?
- Negotiation. How do they handle offers, and when would they advise holding out for more?
- Progression. Who chases the solicitors, the survey and the mortgage between offer and completion, and what share of their sales complete?
- Service and terms. Who will you deal with day to day, how often will you hear from them, and what are the fee, the length of the contract and the notice to leave it?
- Local track record. How many homes like yours have they sold in JB4, and when?

Important information
- This is a computed estimate of a likely selling price, not a RICS valuation, a mortgage valuation, a survey or financial advice, and it must not be used for a mortgage, a legal or a tax purpose.
- It is based on the details you gave us, which we have not checked, and on public sales records, house price index data and local market data. A surveyor or estate agent who inspects the property may reasonably reach a different figure.
- The amounts shown for your answers are allowances, not quotes: for work, the figures you entered or our standard figures where you left them; for features, listed status and so on, standard allowances. Real costs and real buyer reactions vary.
- Sales records are published by HM Land Registry with a delay, so the most recent sales may not be included.

About this example
This report was built by the same engine, and is drawn by the same page, as a report for a real home. The home, the sales, the energy certificates, the listings and the local figures are invented, so nothing in it describes a real property or a real sale.
Some paragraphs of a real report are written by software from that report's own figures. Here they were written from this example's figures.
If you want a person to read your report, an Expert Property Review is a written review of it by a member of our team.
What a report is, and is not
- A PMD report is an automated estimate. It is not a RICS valuation.
- It is property intelligence, not a survey, and it does not replace a physical inspection.
- It is general information, not legal advice.
- It is property-price analysis, not mortgage or financial advice, and it does not tell you what you can afford.
- It does not guarantee a sale price, a saving, or that an offer will be accepted.
