Version 7 October 2026
Effective from 8 October 2026
7.1 Ownership and protected subject matter
PMD and/or its licensors own or control rights in the website, software, databases, compilation and arrangement of data, original text, reports, charts, graphics, designs, branding, scoring systems, derived datasets, selection rules, code, documentation and other materials. Rights may include copyright, database right, trade marks, confidential information and contractual rights.
7.2 Public website licence
You may view public pages in a normal browser and quote short extracts where permitted by law with appropriate attribution. This does not grant a right to bulk extract, republish, commercialise or build a substitute service.
7.3 Consumer report licence
A consumer receives a personal, non-exclusive, non-transferable licence to use the purchased report for private decision-making concerning the identified property. You may share a copy with your own solicitor, surveyor, mortgage adviser, co-buyer or immediate professional adviser for that transaction, provided they do not republish or commercially exploit it.
If you are selling the property, you may also show or share a copy with an estate agent you are considering instructing, or have instructed, to sell it, provided they do not republish or commercially exploit it.
7.4 Estate-agent licence
An estate agent may use PMD data, reports, pages and generated content only within its active licensed territory, products, channels and purposes. Any white-label or branded publishing right is limited to the licence and ends when the relevant right ends.
7.5 No data harvesting
Systematic extraction or reutilisation of all or a substantial part of a PMD database, and repeated extraction or reutilisation of insubstantial parts that conflicts with normal exploitation of the database, is prohibited to the extent protected by law and contract.
7.6 AI and model training
No PMD content, data, report, output, API response, methodology or database may be used to train, fine-tune, evaluate, benchmark, ground or populate a generative AI, machine-learning model, large language model, retrieval-augmented generation system or competing automated property intelligence product without a specific written licence from PMD.
7.7 Search engines
Ordinary indexing by bona fide public search engines is permitted only to the extent allowed by PMD's technical instructions and for the purpose of returning search results that direct users to PMD. Search-engine permission does not authorise dataset extraction, AI training, content syndication or creation of substitute pages.
7.8 Enforcement
PMD may use technical measures, logs, rate limits, fingerprinting, access controls and legal remedies to detect and prevent misuse. Breach may result in suspension, termination, claims for injunctions, damages or an account of profits where available, and recovery of reasonable enforcement costs where legally recoverable.
Liability that cannot be excluded
Nothing in any PMD term, notice, disclaimer or contract excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, breach of obligations or rights that cannot lawfully be excluded, or any other liability to the extent that exclusion or limitation is prohibited by law.
Any exclusion, limitation or disclaimer is intended to apply only to the fullest extent permitted by applicable law. If part of a term is unenforceable, it should be interpreted or severed to the minimum extent necessary without invalidating the remainder where the law permits.
Consumer terms must be fair, transparent and prominent where required. A disclaimer does not override statutory consumer rights.
