Version 7 October 2026
Effective from 8 October 2026
2.1 Acceptance
By accessing or using the website or any PMD service, you agree to these Website Terms of Use. If you buy a product or service, the additional terms for that product also apply. If you use PMD on behalf of a business, you confirm that you have authority to bind that business.
2.2 Permitted use
You may use the public website for genuine personal property research or legitimate evaluation of PMD services. A paying consumer may use purchased reports for their own private property decision-making. An estate agent may use PMD only to the extent permitted by its current PMD licence.
2.3 Prohibited use
Except where expressly permitted in writing or by a PMD licence, you must not:
- scrape, crawl, spider, harvest, download, extract, copy, mirror, cache, index, aggregate or systematically collect any PMD page, report, dataset, statistic, text, image, chart, source data, output or metadata;
- use robots, bots, browser automation, headless browsers, scripts, agents, AI agents or automated tools to access or extract PMD content, except ordinary search-engine crawling expressly permitted by our robots instructions;
- circumvent rate limits, access controls, paywalls, authentication, territory restrictions, technical protection measures or usage limits;
- reverse engineer, decompile, disassemble, probe or attempt to discover source code, prompts, models, scoring logic, valuation logic, database structure, APIs or security mechanisms except to the limited extent such restriction is prohibited by law;
- use PMD content, reports or data to create, train, fine-tune, benchmark, ground, enrich or operate an artificial-intelligence or machine-learning model, retrieval system, competing database, valuation engine, property portal, lead-generation product or commercial dataset without our prior written licence;
- republish, resell, sublicense, syndicate, redistribute, broadcast, make available or commercially exploit PMD content or data except under a written licence;
- remove or alter copyright, database-right, trade mark, provenance, attribution, confidentiality or other notices;
- share login credentials, API keys or access tokens, or permit access by a person who is not authorised under your account or licence;
- submit malicious code, overload the service, interfere with other users, attempt unauthorised access, test vulnerabilities without written permission, or use PMD for unlawful, fraudulent, deceptive, discriminatory or abusive purposes;
- misrepresent PMD output as a survey, mortgage valuation, RICS valuation, legal opinion, guarantee, certificate, official public record or assurance of a future sale price;
- use PMD to make automated decisions about an individual that have legal or similarly significant effects where doing so would breach data-protection or other law;
- use personal information obtained through PMD for unsolicited marketing unless you have an independent lawful basis and comply with applicable direct-marketing rules.
2.4 Automated access and API
No automated access is permitted unless through an API or integration expressly supplied or approved by PMD and used within its documentation, rate limits and licence. Possession of an endpoint, API key or technical ability to access data does not grant rights beyond the applicable licence.
2.5 Suspension
We may block, rate-limit, suspend or terminate access where we reasonably believe there is misuse, security risk, non-payment, breach of licence, unlawful activity, excessive automated traffic or risk to PMD, its suppliers, customers or data. Where the user is a consumer with a paid service, this clause does not remove any statutory rights and we will act proportionately.
2.6 Availability
We aim to keep PMD available but do not promise uninterrupted or error-free access. Maintenance, supplier outages, internet failures, cyber incidents, changes to third-party data, force majeure and technical faults may affect availability. We may change, improve, replace or discontinue non-contractual website features.
2.7 Links and third parties
Links to third-party websites and references to third-party services are provided for convenience or context. Unless expressly stated, PMD does not control, endorse or accept responsibility for third-party websites, services, availability, security, terms or content.
2.8 Governing law
These Website Terms are governed by the law of England and Wales. If you are a consumer, you retain any mandatory rights to bring proceedings in another court that applicable consumer law gives you. Business users submit to the exclusive jurisdiction of the courts of England and Wales.
Liability that cannot be excluded
Nothing in any PMD term, notice, disclaimer or contract excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, breach of obligations or rights that cannot lawfully be excluded, or any other liability to the extent that exclusion or limitation is prohibited by law.
Any exclusion, limitation or disclaimer is intended to apply only to the fullest extent permitted by applicable law. If part of a term is unenforceable, it should be interpreted or severed to the minimum extent necessary without invalidating the remainder where the law permits.
Consumer terms must be fair, transparent and prominent where required. A disclaimer does not override statutory consumer rights.
