Version 12 October 2026
Effective from 12 October 2026
These terms apply in addition to the Consumer Terms: Seller and Buyer Intelligence Reports.
4.1 Service
An Expert Property Review is a written review, by a member of our team, of your PMD report, the property or listing information, any evidence you give us and the circumstances you tell us about. You read it in My PMD. It does not include a telephone or video consultation.
4.2 Nature of opinion
The review is a property-market opinion and negotiation-support service. It is not a physical inspection, survey, mortgage valuation, legal opinion, financial advice or guarantee. The reviewer may reasonably disagree with the automated report and may revise an opinion when new evidence appears.
4.3 Scope
The reviewer considers the information reasonably available within the purchased service. The service does not require exhaustive investigation of every public record, title document, planning file, structural issue, competing bidder, seller circumstance or off-market transaction.
4.4 Customer cooperation
You must provide requested information in reasonable time. Service deadlines pause while material information is outstanding. If you do not provide it, PMD may complete the review on the available evidence or close the review where completion would be misleading.
4.5 No consultation
An Expert Property Review does not include a call or meeting. If we offer one separately, it will be on separate terms.
4.6 No authority
Unless a separate service expressly says otherwise, you do not authorise PMD to make offers, accept terms, bind you, contact a seller or estate agent as your representative, or enter into any property transaction on your behalf.
4.7 Cancelling an Expert Property Review
You have the right to cancel an Expert Property Review within 14 days without giving a reason. The 14 days end at the end of the 14th day after the day you place your order.
To cancel, tell us clearly that you have decided to cancel. The simplest way is to email admin@propertymarketdata.co.uk with your order reference. You can also write to our registered office. You do not have to use a form, and it is enough to send your message before the 14 days end.
When you order, we ask you to tell us that you want us to start your review straight away, and to confirm that you understand what that means for your right to cancel. We will not start your review until you have done both.
If you cancel in time before we have started your review, we refund everything you paid. If you cancel in time after we have started and before we have delivered your review, you pay us for what we have done up to the time you told us you wanted to cancel, in proportion to the whole review, and we refund the rest. We tell you the amount in writing. We refund you without undue delay and no later than 14 days after the day we are told of your decision. We will use the payment method you paid with and will not charge you for the refund.
You lose the right to cancel in one situation. If you asked us to start your review straight away, confirmed that you understand you will lose your right to cancel once we have fully performed it, and we then fully perform it within the 14 days by delivering your review, you can no longer cancel that order. We will confirm what you agreed to in the confirmation email we send you.
Losing the right to cancel does not affect your rights if a review is faulty or is not supplied as the law requires: see clause 11.5 of our Complaints, Cancellations and Refunds document.
4.8 When we will deliver your review
We will send you your written review within 2 business days of your payment and of any information we ask you for. A business day is a Monday to Friday that is not a bank holiday in England and Wales. The time stops while we wait for information we have asked you for, and starts again when you give it to us. We tell you in My PMD and by email when your review is ready.
Liability that cannot be excluded
Nothing in any PMD term, notice, disclaimer or contract excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, breach of obligations or rights that cannot lawfully be excluded, or any other liability to the extent that exclusion or limitation is prohibited by law.
Any exclusion, limitation or disclaimer is intended to apply only to the fullest extent permitted by applicable law. If part of a term is unenforceable, it should be interpreted or severed to the minimum extent necessary without invalidating the remainder where the law permits.
Consumer terms must be fair, transparent and prominent where required. A disclaimer does not override statutory consumer rights.
