Version 20 October 2026
Effective from 20 October 2026
These terms are between The Ivybridge Collection Ltd, a company registered in England and Wales under company number 16161623, whose registered office is The White House, Salhouse Road, Little Plumstead, Norfolk, NR13 5ES, and trades as Property Market Data (“PMD”, “we”, “us” and “our”), and you, the person or business that applies to join our affiliate programme (“you”).
When you tick the box on the application form you agree to these terms. You may not use an affiliate link until we have approved your application.
14.1 Who the programme is for
The programme is for people and businesses who want to tell others about PMD, for example a writer, a community group, or a business that works with home owners. You must be at least 18 and able to make this agreement.
We look at every application ourselves. We may accept or refuse it, and we do not have to give a reason.
14.2 What you may do
Once we approve you, you have a personal link that carries your code. Your affiliate account shows it. You may share it. If someone follows your link and then buys from us, we may pay you commission on that sale, as these terms explain.
We do not promise that anyone will follow your link, that anyone will buy, or that you will earn anything. Nothing in these terms or on our website is a promise of earnings.
14.3 Commission
14.3.1 What earns commission. A single Property Intelligence Report, a report pack or an Expert Property Review, bought on our website through your link by a customer who is not you. Nothing else earns commission.
14.3.2 How much. A percentage of the amount the customer paid for the order, not counting VAT. The standard percentage is 25%. When we approve you we may set a different percentage for you, and your affiliate account shows the percentage that applies to you. A sale keeps the percentage that applied when it was credited to you, so a later change never alters a sale already credited.
14.3.3 Which sale is yours. If a person follows your link and orders within 30 days, we credit the sale to you, unless they followed another affiliate’s link after yours, in which case the later link is credited. Our tracking puts nothing on the customer’s device. We do our best to credit every sale correctly, but we cannot promise that every sale will be credited. If you think a sale is missing, tell us and we will look again.
14.3.4 When there is no commission. We pay no commission on an order that is refunded, on an order that is lost in a dispute with the customer’s card issuer, on an order that you place for yourself or for anyone connected with you or your business, or on a sale that we reasonably believe was obtained by breaking these terms or by fraud. If an order is partly refunded, we pay commission only on the part that was not refunded.
14.3.5 If a sale is refunded later. If a sale is refunded, or lost in a dispute, after we have counted commission on it, we take that commission back. Commission we have not yet paid is removed from what we owe you. Commission we have already paid is taken off the commission you earn later, and any amount left is carried forward until it has been taken off. We will not ask you to send the money back, so if you earn no later commission that amount is not recovered. Section 14.6.2 says what we may do about commission obtained by breaking these terms or by fraud.
14.3.6 When commission is payable. We hold commission for 30 days after the customer’s payment, so that refunds can be dealt with. After that it becomes payable, if it has not been taken back. If an order is in a dispute that has not been decided, its commission stays on hold.
14.3.7 Statements and payment. When we pay you, we put a statement in your affiliate account that shows what you were owed and what we paid you, and we email you to say that the payment has been sent. We pay by bank transfer, in pounds, once the commission payable to you is at least £50. A smaller amount is carried over to the next month. We will ask you for your bank details by email when your first payment is due. We do not collect them on our website. You are responsible for any tax that applies to what we pay you.
14.4 How you may promote us
You must follow the law and the advertising rules that apply to you, including the CAP Code, the Advertising Standards Authority’s guidance and the Competition and Markets Authority’s guidance on endorsements. In particular:
- Label your promotion as advertising. Put a clear label such as “Ad” or “Advert” at the start, where it is seen before your link. Do not use unclear tags such as “aff”, “gifted” or “spon”, and do not hide the label at the bottom or behind a click. It also helps to say that you earn commission if someone buys through your link, but that does not replace the advert label.
- Be truthful. Describe our reports as estimates. Never say that a PMD report is a RICS valuation, a survey, or a guarantee of a price, a sale or a result. Do not invent reviews, results or quotations. Do not post a review of PMD unless it reflects your own genuine experience, and if you were paid or rewarded for it, including by commission, say so clearly in the review. Do not say that we have endorsed you or that you work for us.
- Use our name only to say what you are promoting. Do not use our logo or other marks, or suggest that we approve of you or your content, unless we have agreed in writing.
- Do not send spam. Send no email, text or message to anyone who has not agreed to receive it from you, and do not post in places where promotion is not allowed.
- Do not bid on our brand terms in paid search, and do not register a domain name or an account name that could be mistaken for ours.
- Do not force a click. A person must choose to follow your link. Do not use hidden or automatic clicks, pop-ups, redirects, scripts or anything else that sets your link on a person’s device or browser without their choice.
- Do not refer yourself. Do not buy through your own link, or arrange for someone else to do it for you.
- Do not promise or suggest what a review or a negotiation will achieve. An Expert Property Review is a written opinion of a PMD report by a member of our team. Never say or imply that it will get a lower price, win an offer, speed up or secure a sale or purchase, or lead to any other result, and never say or imply that it is a survey, a valuation, legal advice or financial advice.
- Do not offer people a reward for buying, or for clicking, in a way that pressures or misleads them.
If we ask you to change or remove something that breaks this section, you must do so promptly.
14.5 Customers and personal data
14.5.1 Our customers. PMD is responsible for the personal data of its customers. Except as section 14.5.5 says for an estate agency, we never tell you who bought, and your affiliate account shows only dates, products, amounts and counts. You must not try to find out who a customer is.
14.5.2 Clicks. When someone follows your link, we record that a visit happened: the date, the page and your code. We use that to count clicks and to credit sales to you.
14.5.3 Your own data. We keep the details you give us, your agreement to these terms, your statements and our records of what we pay you, and we use them to run the programme, to pay you, to keep our accounts and to meet our legal duties. We keep them for as long as the programme and the law require. Our Privacy Notice explains more.
14.5.4 Data you collect yourself. If you collect personal data in your own promotion, you are responsible for it. You must not give us anyone else’s personal data, except the business contact details we ask for to run your account. Section 14.5.6 says what an estate agency must do with the details we send it.
14.5.5 Estate agencies. If you are an estate agency, we may set your affiliate account up as an estate agency account. We decide whether to do so. While your account is set up in this way, and you have given us your agency name and an email address for requests to be contacted:
- We record each free estimate shown to a visitor through our free estimate tool on your website: the address and postcode the visitor typed, the type of home, the number of bedrooms if known, and the estimate. We show these records to you in your affiliate account and delete them after 400 days. The tool does not ask visitors for their name or any contact details, so the records contain none and we cannot give you any.
- If a customer whose order is credited to you asks us, after paying, to have you contact them, we send you their name, the address of the home, and the phone number, the email address or both that they gave us. We tell you about a customer only if they ask in this way, and we tell you nothing about any other customer.
14.5.6 What an estate agency must do with a customer’s details. If we send you a customer’s details under section 14.5.5, you must:
- use them only to contact that customer about the value or the sale of the home they asked about;
- look after them as an independent controller under United Kingdom data protection law: once you receive them, you decide how they are used and you are responsible for that, not PMD;
- not pass them to anyone else, and not use them for anything else;
- not add the customer to any marketing unless the customer gives you their own separate consent to it;
- delete them when you no longer need them for the purpose they were sent for;
- tell people, in a privacy notice on your own website, how you use the details you receive from us.
If you copy or use anything from the records of free estimates in your affiliate account, you are an independent controller of it too: you must delete it when you no longer need it, and say in your privacy notice how you use it.
14.5.7 No promise of contacts. PMD is not an estate agent, and we cannot arrange or promise anything for you. We do not promise that any visitor or customer will ask to be contacted, will answer you or will instruct you. We may stop recording free estimates for you, or stop sending you requests, at any time. Whether a customer asks to be contacted makes no difference to the commission on their order.
14.6 Suspending or ending your place
14.6.1 You may leave at any time by writing to us. We may suspend or end your place at any time by writing to you. While you are suspended, and after your place has ended, new sales are not credited to you.
14.6.2 What happens to commission. Commission that was credited to you before your place was suspended or ended, that is not in dispute and that has not been taken back, stays payable on the terms in section 14.3 (the 30 day hold included). If your place has ended and what is payable to you is below £50, we will pay it once, with a final statement, instead of carrying it over. The exception is commission that we reasonably believe was obtained by breaking these terms or by fraud: we may withhold it, and we may take back what we have paid for it from anything we owe you.
14.7 Changes
We may change these terms, the commission percentage or the programme for the future. We will tell you before a change takes effect, and a change never takes away commission already credited to you. If you do not agree to a change, you may leave. If you carry on after a change takes effect, you accept it. Your affiliate account shows the version of these terms that you agreed to and the date.
14.8 General
You are independent. Nothing in these terms makes you our employee, partner or agent, and you may not make any promise on our behalf. These terms are the whole agreement between you and us about the programme.
Nothing in these terms excludes or limits any liability that cannot lawfully be excluded or limited.
These terms, and any dispute about them, are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
